Emerald Isle is down 8.64% in the number of homes sold
in Emerald Isle North Carolina for the first 9 months of
2009 compared to the first 9 months of 2008. The average
price of a home for sale in Emerald Isle dropped 4.71%
compared to the same period last year. The average price
per square foot of a home for sale in Emerald Isle also
dropped by 3.92% over 2008 statistics to $277 average
per sq/ft. The number of days on market climbed slightly
to 4.09%.
Swansboro, Cape Carteret and
Cedar Point area sales were down 16.98% year over year and
prices down 4.44% for the same period. The average price
per square foot is tracking at $1745 which is 0.07% lower
than 2008 for the same period. The days on market shows
it is taking longer to sell a home by 7.01% or an
average of 229 days.
The numbers for the entire
Crystal Coast MLS area show that home sales are down
11%, average prices are down 6.16% with an average price
per square foot coming in at $145 and it is taking an
average of 210 days on the market to sell a home for
sale.

over year from 2008 with a 14.29% decrease in sales. The
average price of sold lots in this area of the Crystal
Coast is $144,759. The average days it takes to sell a
lot in Swansboro, Cedar Point, Cape Carteret went down
8.74% to 282 days.
Crystal Coast MLS area of North Carolina is showing an
increase in the average price of a lot sold by 16.97%
over 2008 to a price of $169,332 per lot. The number of
lots sold has dropped in
the year over year number by 15.70%, while the average days
on market has risen by 0.36% to 279 days on
average to sell a lot on the Crystal Coast.
