Emerald Plantation Shopping Center

26th Annual Emerald Isle St. Patrick’s Festival is scheduled for Saturday, March 11th from 9am-6pm at the Emerald Plantation shopping center. Admission and parking are free for the festival.  This year’s festival will feature over 75 arts and crafts vendors, food vendors, petting zoo and rides, clowns and static displays along with amusement rides, face painters, and many other fun family-oriented activities.

Festival goers over 21 can also enjoy a beer garden.

Market Report for Emerald Isle NC for January 2015 shows that there were 13 homes SOLD in January. One home sold in Pebble Beach, one home was located in Ocean Reef subdivision, one property was located in Emerald Isle By The Sea subdivision, One property was located in Oakland Hills subdivision, two homes were located in Archers Point subdivision, two homes were located in Shell Cove subdivision, and the remaining 4 homes sold in unincorporated areas of Emerald Isle NC. The average price for a home sold in Emerald Isle NC in January 2015 was $441,425. The lowest price home that sold was priced at $196,000. The highest priced home that sold in Emerald Isle NC this month was $782,000. Of the 13 homes that sold in Emerald Isle NC in January the sold at an average of 93% of list price. There was 1 lot sold in Emerald Isle during the month of January 2015. This lot was sold for $270,000 which was 85% of list price. The lot was located in Stillwater Cove subdivision.

New RESPA/TILA Changes Coming Soon

As some of you have heard, on August 1, 2015 the new RESPA/TILA changes come into effect.

Part of the changes are that the Good Faith Estimates and Truth in Lending Disclosures
will be combined into one document called the “Loan Estimate.”

The form that may effect Real Estate professionals more is that the HUD-1 Settlement Statement
will be replaced by the “Closing Disclosure.” This disclosure MUST be given to consumers 3 FULL
days before settlement date.  If any changes are made in this three day period it can delay closing.
This can make it difficult or impossible for last minute changes at closing table.
